Our Process

Open Title

The process starts with the escrow officer, opening a file and gathering necessary information from all parties.

Title Search & Examination

We will perform a title search that will uncover the history of the property's ownership and identify any potential claims, liens, or encumbrances that could affect the title's clarity. We will review public records, including deeds, mortgages, judgments, tax records, and other relevant documents. The search will trace the chain of title back to its origin to ensure a clear and unbroken chain of ownership.

Clear Title

We take the steps to resolve any defects or encumbrances that could affect the transfer of ownership of a property. We ensure that the title is free and clear of any claims or liabilities, making it safe for the buyer to purchase the property.

Schedule Closing

The closing will be scheduled at a time and location that is accommodating for all parties to the transaction.

The Closing

The buyer, seller, their respective attorneys or real estate agents, the lender, and a title company representative will attend the closing meeting. All parties carefully review the closing documents and sign them to confirm their agreement and acknowledge the transfer of ownership.

Disbursement of Funds

The buyer's and or lender’s funds are transferred to the title company who then disburses them according to the closing instructions, paying the seller, lender, and any other necessary parties.

Recording

We record the deed transferring ownership from the seller to the buyer in the County Official Public Record. This officially records the change in ownership.
